Which Florida County Is Right for You?

A Local Realtor’s Guide to Living in Palm Beach, Martin, St. Lucie, and Okeechobee Counties

By Paige Kovari | Palm Beach County Realtor

Thinking about moving to South Florida but not sure where to plant your roots? You’re not alone.

One of the first questions I ask my clients isn’t “What size house are you looking for?” It’s “What kind of lifestyle do you want?”

Many buyers begin their home search focused on square footage and price, only to realize later that the community they choose has just as much impact on their happiness as the home itself.

As a Realtor serving Palm Beach, Martin, St. Lucie, and Okeechobee Counties, I’ve had the privilege of helping buyers with a wide variety of goals. Some dream of waking up to ocean views, while others want acreage for horses, a quiet neighborhood to raise a family, or an investment property with long-term potential.

The truth is, there isn’t one “best” county — there’s only the county that’s the best fit for your lifestyle.

Palm Beach County: Luxury, Lifestyle & Endless Oppurtunity

Palm Beach County is one of Florida’s most diverse real estate markets. Stretching from Jupiter in the north to Boca Raton in the south, it offers everything from luxury waterfront estates and golf communities to charming historic neighborhoods and new construction developments.

Favorite communities: Wellington, Jupiter, Palm Beach Gardens, North Palm Beach, Lake Worth Beach, Delray Beach, Boynton Beach, Singer Island, Westlake, Palm Beach.

Why buyers love it: beautiful Atlantic beaches, outstanding golf courses, excellent boating, world-class equestrian facilities, vibrant downtown districts, incredible restaurants, major shopping, a strong job market, Palm Beach International Airport, and excellent healthcare.

Things to consider: Palm Beach County generally comes with higher home prices than its northern neighbors. Coastal properties often have higher insurance premiums, and traffic can be heavier, particularly during season. For many buyers, the convenience and lifestyle make those tradeoffs worthwhile.

Martin County: Small-Town Charm Meets Coastal Living

Martin County is often described as “Old Florida.” Known for its commitment to preserving natural beauty and limiting overdevelopment, it offers a slower pace of life while still providing easy access to beaches, boating, and excellent dining.

Popular areas: Stuart, Palm City, Hobe Sound, Jensen Beach, Sewall’s Point.

Why buyers love it: beautiful waterways, historic downtown Stuart, a strong boating community, less congestion, a family-friendly atmosphere, great outdoor recreation, and a strong sense of community.

Things to consider: because growth has been more carefully managed, housing inventory can sometimes be more limited. If you’re searching for brand-new master-planned communities, you’ll generally find fewer options than in St. Lucie County.

St.Lucie County: Growth, Opportunity & Value

St. Lucie County has experienced tremendous growth over the past decade. Communities like Port St. Lucie continue attracting buyers who want more home for their money without sacrificing quality of life.

Popular areas: Port St. Lucie, Tradition, Fort Pierce, St. Lucie West, White City.

Why buyers love it: more affordable housing, larger homes for the money, excellent new construction, a growing healthcare industry, expanding shopping and restaurants, family-oriented communities, and strong long-term growth.

Things to consider: growth brings opportunity — but also construction and increasing traffic in some areas. If your daily commute is to Palm Beach County, travel time is an important factor to consider.

Okeechobee County: Space to Breathe

If Palm Beach County represents city conveniences, Okeechobee represents freedom. Buyers looking for acreage, horse properties, farms, hunting land, or simply peace and quiet often fall in love with Okeechobee.

Why buyers love it: affordable acreage, lower population density, excellent bass fishing, horse-friendly properties, a rural lifestyle, larger lots, and agricultural opportunities.

Things to consider: with the rural lifestyle comes fewer shopping centers, restaurants, and entertainment options. Depending on where you live, driving longer distances for work or amenities may become part of daily life.

My Advice as a Local Realtor

One of the biggest mistakes I see buyers make is narrowing their search too early. Many clients initially tell me they only want to live in one county. After touring different communities and discussing their goals, they often discover that another area better matches their lifestyle, budget, or long-term plans.

Sometimes a 20-minute drive north can mean a larger yard, a newer home, or a property that better supports your future. My job isn’t to sell you on one county — it’s to help you understand the differences so you can make the best decision for you and your family.
