Buying a home in Florida is different than buying a home in many other states. From insurance requirements and flood risks to HOA rules and property taxes, there are several factors that can significantly impact your monthly costs and long-term investment.
As a Florida Realtor, I’ve found that many buyers — especially those relocating from out of state — are surprised by these differences. Here are ten things I believe every Florida homebuyer should understand before making an offer.
Your Insurance Company Will Likely Require Inspections
Unlike many states, purchasing homeowners insurance in Florida often requires more than simply filling out an application. Insurance companies frequently request a Four-Point Inspection (older homes), a Wind Mitigation Inspection, and sometimes a roof inspection to determine eligibility for coverage. Obtaining insurance quotes early in the buying process can help avoid unexpected surprises before closing.
A Wind Mitigation Inspection Can Save You Money
This inspection evaluates features that help a home withstand hurricane-force winds, including roof shape, roof-to-wall connections, roof covering, secondary water resistance, hurricane shutters, and impact-rated windows and doors. Homes with stronger wind-resistant features may qualify for insurance discounts.
Property Taxes May Change After You Purchase
The current property taxes shown online may not be what you’ll pay after closing. When a property changes ownership, the assessed value may be updated based on Florida law. If you plan to make the home your primary residence, filing for Florida’s Homestead Exemption may reduce your taxable value and limit future annual assessment increases, subject to state law. Ask your Realtor or lender to estimate your projected property taxes rather than relying solely on the seller’s current tax bill.
Elevation Can Affect Flood Insurance Costs
Not every home in Florida requires flood insurance, but elevation and flood zone designation can significantly affect both flood risk and insurance premiums. Review FEMA flood maps, elevation certificates (if available), previous flood claims, and local drainage conditions before purchasing.
Every HOA is Different
Before purchasing in an HOA or condominium community, review documents carefully to understand monthly dues, rules and restrictions, pet policies, rental restrictions, reserve funding, special assessments, and architectural guidelines. Florida communities can vary dramatically.
Condo Buildings Require Extra Due Diligence
Ask about milestone inspections (where applicable), Structural Integrity Reserve Study (SIRS) requirements, upcoming repairs, reserve funding, pending special assessments, and insurance coverage. Understanding the financial health of the association is just as important as evaluating the individual unit.
Not All New Construction is The Same
Buying a new home doesn’t mean you should skip inspections — even newly built homes can have construction defects or incomplete work. Builders also differ in contract terms, warranty coverage, upgrade pricing, and closing timelines.
Insurance Costs Can Vary Significantly
Premiums depend on roof age, construction type, distance from the coast, flood zone, wind mitigation features, and claims history. Two similar homes may have very different insurance costs, so obtain quotes early.
